So...Jen...what are you up to?

It's been a while since I've posted about me. I've been just lurking lately when I have a few minutes to spare. I found an amazing career opportunity, so we moved to St. Louis this summer, I'm on my last semester for my M.S. in Food Science, preparing for my defense, and I'm running another marathon next month. We finally sold our house in Kansas City (to a loss I am too embarrassed to even say), but found an amazing house to rent while we save up for a down-payment on our next. Oliver and Lucy are doing amazing. We have a sheepie that lives next door that they absolutely adore. Spare time is getting rare for me, so they get to go to the groomer every-other-week for baths, brushing, and play-time.

So, that's it with me. Going good, just busy. Next spring the plan is to start TOUCH training with Oliver. The same program Heart and Harry went through. It looks like a very rewarding experience so I am very excited about it. I'm keeping up on you all, just wanted to let you (Ron) know I'm not bored with the forum, just busy right now. I'll post pics soon of the kiddos. Lucy is just a beauty now, really growing into herself and developing quite a "princess" personality. Oliver is his same old goofy self!

What does one do with an MS in food science? I would be curious to learn more about that. I work in health statistics in Canada and we have a nutrition component to one of our surveys. I don't work on it myself, but find it interesting.

We can chat about it at next year's Sheepiepalooza in St. Louis!

And the loss on your other house - it is sad, but you are darn lucky to have sold it at all. I have a couple friends sitting on houses that won't sell. :( :(

There will be about 4-6 sheepdogs walking...It would be fun for Oliver and Lucy!! and you too!!!

I was just about to write you. I figured you were just very busy (and hopefully w/bean in belly ...just sayin) ....but your update was just as exciting to hear. Glad things are going so great!!!!! Dawn said the same thing I was thinking about it probably still feels good to have the dang house sold!!!!

And when I sold my house out there, I took a loss. Not a big one on the house itself, but realtor fees hurt.

You got to move to St. Louis, which seems to be the sheepie capital of the universe AND you have a sheepie next door AND you get to hang with all the fun people down there. It's like hitting the trifecta! Congrats!

Don't feel too bad about the loss on the house. Just remember, you'll make it up when you buy the new one because nearly everyone is selling for less than they paid. We just sold ours for close to $50k less than we paid but we paid more than $150k less for the new house we're living in than most of our neighbors who have bought in the last 7 years. It sucks at the time of the sale for sure, no doubt, but at least you didn't have to sell for a loss and then go into a thriving market where you wouldn't be able to really get a lot for less. We're all in the same crappy boat. :(

Mr. J has been PUSHINGGGGGGGGGGGGGGGGGGGG me to join him on a search for a new home and I keep saying no, but he keeps saying we need to jump on these 3.75 interest rates to afford some homes we wouldn't be able to afford several years down the road. I like where we are though, so I don't know.

Well, keep in mind, if you can't afford a house at let's say 5-6%, you might want to be cautious. Most you could probably lock in a mortage rate is for 5 years. So if you could just afford a house at 3.75% now, but not in 5 years when you have to re-negotiate your mortgage and interest rates are maybe 5-6% or more, that would be something to keep in mind. Though, if you could sink a lot of $$ into the mortgage during those 5 years and really knockdown the principal, that would be great.

With a fixed-rate mortgage, the rate is locked in for the life of the loan. In the U.S., we don't renegotiate like that. As long as they lock it in, it's the same rate throughout the whole term so there's never a concern of the rate changing. You would only ever choose to renegotiate a fixed-rate mortgage if better rates were available.

Same here with fixed-rate mortgages, but the maximum term you can get is 5 years these days. Is that different in the states? I know my parents had a fixed-rate 25 year mortgage, and this definitely saved their house when interest rates went to obscene heights in the 80's (I think).

You can choose to redo it at anytime if the rates go lower, so it's a win/win situation.
Or I guess if you want to pay MORE, you could refinance when rates go higher as well, but I just don't see that getting really popular! 8)

Ron...wow, I had no idea that your wife was in the food business. I am a food scientist, I do research and development for Ralston Foods here in St. Louis...who is owned by Ralcorp. I am a local IFT member, but not National. I should become a National member, just haven't yet. I don't necessarily need my M.S. to continue up the R&D ladder, however for the career path I want to take it will be absolutely necessary.

The house is still a sore subject. We sold it in 3 months for a reason. We took a large check to the table, but we have "life equity", so we are very positive about it. We get to spend so much time with family now, which is invaluable.

Val, I don't think I got Judi's email about the parade. Oliver and I might join you! The crowd and loud noises might be too much for Lucy, but we should have a play date so she can meet Heart!
Hi Jen! What a great update! I guess I missed quite a lot for a long time on the forum. I didn't know you had a new sheepie Lucy and new job. Congratulations. Or about preparing for a defense? marathon, well OK, I guess I really missed alot :wink: Can't wait for those picture updates.

Glad Oliver is his usual great self. How are his hips doing?

Marathon running that's terrific. And continuing your education, you're really a hard worker and lead a full life.

Great that you moved to a new city that not only looks beautiful but you have such a wonderful sheepie community and such beautiful sheepies and their people to get to know and love. Hope we'll get to enjoy photos when that happens.

Sorry about your home, but I agree with Jill that you'll get the benefits when you buy down the road. It's good that you had the foresight to choose the other rewards and not dwell on a situation that couldn't be changed.

Like last year, after the parade, everyone congregated at Berra Park for food / drink /booths from vendors. (buy your own)...and great Italian Music.
