Need good wishes...

Last Summer my application for my son's inter-district transfer to a better high school in another district was approved. Since then I have been trying to sell my house and buy another one close to his school. 6 months went by, numerous open house later...nothing. Not even more than 5 inquiries. So last week I decided to start looking into renting this house out and rent one close to my son's school. It was supposed to be a long shot.

But...I found one right next to the school, just about 3 mins walk to school. The house is 1000 sq ft bigger than my house with a 12000 lot size. The rent is a few hundreds more than what I planned to pay...but the bottom line is that it is really close to my son's school.

My son has not been able to join any school club because we are not able to drive him back and forth to school. I felt like I was stripping his rights in enjoying high school life.

I immediately have my agent approached the landlord. Turned out the landlord was not sure about me having three big size dogs. She does not want me to allow the dogs in the house...err....are u kidding me?!! This is Palm Springs and it gets VERY hot.

In a blessing coincidence, my agent found me a family who really want to rent my house and have to move in within the next two weeks.

For me, it is hard to find a house in a perfect location and it is even harder to have someone want to rent my house at the same time...well it happened...almost...So my plan was to convince the landlord to let my dogs live inside the house and I will pay EXTRA pet deposit. I take good care of my house and my lawn, I am sure I will be able to get the deposit back.

The landlord asked for $3000 pet deposit, one month rent security deposit and two months rent in advance. I immediately jumped on it.. got a cashier check and signed all the documents, my agent has already delivered everything to the landlord's agent's office today

I am very anxious now because I hope the landlord won't change her mind. I should know by tomorrow.

Please send me good wishes. :plead: I really want to be able to rent this house.

Here are some pics I took last Sat when I went to view the house...

That looks gorgeous. I hope all goes to plan and will keep my fingers crossed!
It looks gorgeous!!
Best of luck to you!!!
WOW!!!! What a beautiful house!!!!!
oooh, good luck!

Are you going to keep your house on the market too?
Fingers crossed that everything goes smoothly. It's a lovely house but more importantly, close to your son's school.
WOW! Great looking place.

Would it be wise to have your flooring tile sealed really well to prevent the tile and grout from being ruined by the 12 paws? I don't know if they do that in your neck of the woods.

Get the landlord's approval (in writing) before you do it!
It's beautiful! It sounds like things are falling in place for you and your son.

Good luck! Hope the landlord honors that agreement!
Good luck, hope all goes smoothly!
Wishing the best of luck to you!
Love it! Good luck!
Good luck Martini! You should have told that landlord that Clayden doesn't do any damage because you carry him around  Keep that picture of the lawn - I'm betting it will look better after you move in than it does now!

I had the same thought about the lawn. Take good pictures now and give a COPY to the landlord. Then they can't come back later and say the dogs damaged the lawn. Or any other area in the home that show wear....

Beautiful home BTW!!!
Beautiful place! I hope it all goes as planned for you. :D
Lots of good wishes! I know how hard it can be to move from one home to another on a tight time frame and tight budget, with home sales pending on one or both ends.

Best of luck and I hope it all works out well for you and for your son!
Good luck!!! :D
Thank you every one! :high5: All the good wishes and advices!

No, the 6 months sales contract I signed with my realtor expired two days ago. There are just too many short sales and repo in the market now. I can't compete with them. I think I will wait until the market gets back to normal.

You guys give the best advices! I am going to do that!

And Sue, it may only work if I can carry all three dogs around at the same time...and also my three cats clinging on my legs...

On the same token, I really hope I will make it to Sheepiepoloza next year. I really want to take pic with Wynette with our sheepie on our hips!!
Of course Clayden and I will look like products in travel size

Still waiting to hear from the landlord... in the meantime, some more pics

I want to move into that house! Good luck
Wishing you the best of luck :D
I have a suggestion. Figure out how to carry all the animals in pouches and straps. Then you can make apperances for money, that way you can make the extra money the rent is costing you. Also when you post the pictures we all can laugh and laugh. Of course then Wynette with have to start carring more sheepies then you.  Good luck with the new house it looks like a great place for the fuzzies to relax.
What a beautiful home....I can picture your pets all over it. Cross my fingers for you that all works out. Thank you for sharing your new home with us. Good advise about taking pics of EVERYTHING in the house BEFORE you move in....you do want that security deposit back in the end. lol Good luck and enjoy your new surroundings.
